Getting pre-approved by your lender will solidify your price range and show home sellers that you are a serious buyer. It’s a formal written commitment from your lender for a certain mortgage amount. Many sellers will not entertain contracts for buyers who are not preapproved because there is no way for them to be sure that the buyer can afford it! Not to mention, in our Tampa Bay market the real estate commission can be negotiated into the deal so it's not any cash out of pocket for you!

Pay Attention to the Details!
When it comes to a big financial decision like a home purchase, there are real monetary consequences for mistakes and oversights. We take care of all of this and more for our clients. If you’re going to go at it alone, be sure to not forget to:
 
- Complete a full-price analysis on the property and the neighborhood before submitting an offer. Do not assume the listing agent or homeowner knows. We find most homes on the market are incorrectly priced.

- Include all necessary contingencies and addendums based on the property and your situation.

- Have the property meticulously inspected by a trusted professional inspector.
 
- Properly dissect and negotiate the inspection findings with the seller. 
 
- Draft up the necessary repair and credit addendums based on the general and WDO inspection reports. 

- Know your closing costs so that you can prepare for those when it comes time for closing.

- Request a final walk-through the day before closing so that you can ensure that no changes have been made to the property since the contract was agreed upon. Are the appliances that the seller agreed to convey still there?
