What Is ONE St. Petersburg?
ONE St. Petersburg is a luxury condominium tower in the heart of downtown St. Petersburg, located at the corner of 1st Avenue North and 1st Street North, directly adjacent to Beach Drive and the waterfront. The building was completed in 2018 and contains 253 condominium residences. From a location standpoint, it's difficult to get much more central to downtown St. Pete.

- Beach Drive
- South Straub Park
- Vinoy Park
- The St. Pete Pier
- Downtown restaurants and shops
- Waterfront walking and biking paths
- Albert Whitted Airport
For buyers considering St. Petersburg real estate, that walkability is a major part of the appeal. But location isn't the only reason people choose ONE. The building also offers a large amenity package, concierge service, expansive terraces and — perhaps most importantly — a waterfront position that gives many residences exceptional views.
What Makes ONE St. Petersburg Different?
There are plenty of luxury condos in downtown St. Petersburg. So what makes ONE different? For us, one of the biggest advantages is simple: Where the building sits.
ONE sits one block off the waterfront, rather than several blocks back from it. And importantly, there isn't another building directly in front of it obstructing those waterfront views.
That matters because downtown St. Petersburg continues to evolve. New construction can change views, traffic patterns and the overall feel of a neighborhood. When you're buying a condo primarily for the view, you don't just want to ask: "What do I see today?" You also want to ask: "What could potentially be built between me and that view?" ONE's waterfront location gives many residences a significant advantage in that regard.
The higher floors can offer expansive views toward the water, St. Pete Pier, downtown Tampa and Albert Whitted Airport. And because the building has multiple orientations, the exact experience depends heavily on the residence you choose. That's why we wouldn't recommend simply searching for "a condo at ONE." The stack, floor, orientation, terrace and actual view all matter.
What Is It Like Living at ONE St. Petersburg?
This is probably one of the most important questions for someone considering buying a condo here. Because yes, ONE is a luxury building. But what does the lifestyle actually feel like?
The Location Is Extremely Walkable
One of the biggest advantages is being able to leave your front door and immediately be connected to downtown St. Pete. Want to walk along the water? You're there. Want to grab dinner on Beach Drive? It's right outside. Want to walk to the St. Pete Pier? It's close enough to make it part of your daily routine. Want to go for a run or walk through the parks? South Straub Park and Vinoy Park are all right there. For someone who wants a true downtown lifestyle without needing to drive everywhere, it's hard to beat.
It's Also Relatively Quiet
This is one of the less obvious advantages of ONE.
Downtown living doesn't necessarily mean living in the middle of a nightlife district. ONE's waterfront location gives residents the convenience of downtown while being somewhat removed from the concentrated bar and nightlife activity found in other parts of downtown.
That creates an interesting combination: Walkable, but not chaotic.
For buyers who want restaurants, parks and the waterfront outside their door but don't want to live above a bar, that's really worth considering.
ONE St. Petersburg Amenities
The amenities are another major reason buyers are drawn to ONE. The building features approximately 40,000 square feet of elevated amenity space, including a resort-style pool deck, fitness center, resident lounges, cabanas, spa and social spaces.
And this is one area where we think ONE has aged well. It's not simply a building with a pool and a small fitness room. The amenity spaces are a meaningful part of the lifestyle, and we think ONE has one of the strongest amenity packages out of all of the luxury condo buildings in downtown St. Petersburg.
75-Foot Lap Pool
For residents who actually want to swim, the 75-foot lap pool is a standout feature. There's also additional pool and lounge space designed more for relaxing and spending time outside.
Private Cabanas
The pool deck includes private cabanas surrounded by mature landscaping. That landscaping is important. You're in the middle of downtown St. Petersburg, but the amenity deck has areas that feel surprisingly private. The cabanas are also first come, first served, rather than requiring residents to go through an elaborate reservation system.
Fitness Center
ONE has a substantial fitness facility of approximately 5,000 square feet. It includes a wide range of equipment as well as space for working with a private trainer. For someone who wants to use the building's fitness center regularly, this is much more than an afterthought.
Spa & Hot Tub
There's also a spa and hot tub area located toward the back of the amenity deck. Its positioning gives residents another place to get away from the main pool area.
Club ONE
Club ONE is the building's resident event space. It's designed for private gatherings and resident events, but it can also be used as additional space outside of your residence. That can be especially valuable when you're living in a condo and don't want to host everything inside your unit.
24/7 Concierge
ONE also provides 24/7 concierge service. For residents who value full-service building amenities, this adds another level of convenience to the overall experience.
ONE St. Petersburg Condo Views
If you're shopping for a luxury condo in downtown St. Pete, the view is probably one of the biggest factors in your decision.
And this is where you need to be careful. Not every condo at ONE has the same view. The building has multiple stacks with different orientations. Some residences face more directly toward the waterfront, while others provide different perspectives of downtown, the skyline and surrounding areas. Higher floors can provide much more expansive views, but the exact orientation still matters. A condo on a lower floor with a great orientation can have a very different experience from a higher-floor residence facing another direction.
That's why we recommend evaluating: Floor + Stack + Orientation + View + Terrace—not just square footage and price.
ONE St. Petersburg Floor Plans & Stack Numbers
The building's stack configuration is another important consideration for buyers.
The residence featured in our video is Unit 2302, located on the 23rd floor in the 02 stack. The 02 stack is positioned toward the waterfront. Other stacks have different orientations, giving buyers different perspectives depending on which side of the building they're on. That means two condos in ONE can technically have similar square footage and bedroom counts while providing a completely different experience.
The Pros of Living at ONE St. Petersburg
There are a lot of reasons ONE remains one of our favorite high-rise buildings in downtown St. Pete.
1. Waterfront Location
Being directly along Beach Drive and the waterfront is one of the building's biggest advantages.
2. Walkability
Residents can walk to restaurants, parks, the waterfront and the St. Pete Pier.
3. Large Amenity Package
The pool deck, fitness center, cabanas, spa and resident spaces give the building a true full-service feel.
4. Privacy
The landscaping and layout of the amenity deck create a surprising amount of privacy for a downtown tower.
5. Quiet Luxury
You get the convenience of downtown without necessarily being surrounded by nightlife noise.
6. Strong Views
Depending on the residence, floor and orientation, the views can be exceptional.
What Are the Downsides of ONE St. Petersburg?
No BS means we're not going to pretend every building is perfect.
ONE St. Petersburg may be an excellent fit for one buyer and the wrong lifestyle fit for another. The price point is obviously one consideration. You're paying a premium for the location, views, amenities and building services. And because the building has multiple orientations, not every unit provides the same experience. Some buyers may prefer a newer building. Some may want a different style of architecture or finishes. Others may prioritize a different neighborhood, a different view or a different floor plan. That's why we don't think buyers should ask: "Is ONE the best condo in St. Pete?" The better question is: "Is ONE the best condo for me?"
Is ONE St. Petersburg Worth the Price?
This is ultimately the question every buyer should ask. When you're purchasing a luxury condo, you're not simply buying the interior of the unit.
You're buying:
- The location
- The view
- The building
- The amenities
- The services
- The lifestyle
- The future resale appeal
ONE has several things going for it that are difficult to replicate. Its waterfront position. Its walkability. Its amenity package. Its concierge service. And the fact that you can live directly in the center of downtown St. Petersburg while still having a relatively quiet residential environment. But whether it's worth the price depends on the specific residence. A great unit at ONE can be a very different opportunity from a mediocre unit at ONE.
That's why we pay so much attention to the individual unit, stack, floor, orientation, condition and recent comparable sales when helping buyers evaluate the building.

We think ONE is particularly worth considering if you're looking for:

It may be less compelling if your priorities are focused elsewhere.

A 20th-floor 02 stack with a direct waterfront view can be worth very differently than a residence with a different orientation, even if the two condos are similar in size.
